Why Skylights Leak (and How We Prevent It)
Almost every leaking skylight we've ever pulled was installed without the manufacturer's flashing kit, or with the kit installed in the wrong order relative to the roofing material. Step flashing must go under the upslope shingle course and over the downslope course — every time, no exceptions. We use the OEM flashing kit, never a generic replacement.
Pairing Skylight Work With Roof Work
The best time to install or replace a skylight is during a full reroof. Second-best is during a targeted repair in that area. Worst time is as an isolated retrofit through an aging roof — but we do that successfully too when needed. Every install includes a flashing inspection that becomes part of your annual inspection record.

Common Questions
How long do skylights last?
Quality units (VELUX, Sun-Tek): 20–30 years. Cheap acrylic dome units: 10–15. We don't install the cheap ones.
Will a skylight make my room too hot?
Not with proper glazing. Low-E, argon-filled, laminated glass keeps heat gain under control. We size and orient based on the room's existing solar exposure.
Can I add a skylight to any room?
If there's a clear path from ceiling to roof, yes. Where structural framing or HVAC is in the way, a solar tube usually works.
